Yes, Turbo Tenant charges an Application fee of $45. This is Turbo Tenant's fee for the Application verifications.  This covers the screening report which includes credit, background, and eviction checks.  This is a Turbo Tenant fee NOT a fee from Crawford County Estates and we make no money from this fee.  By using Turbo Tenant, everything is conveniently completed in one place at one time.

We require the First Month's rent (or pro-rated rent if Move-In date is after the 1st of the month), a Security Deposit (equal to one Full Month's rent), and a Pet Deposit (if applicable).

Yes, we accept small to medium pets!  A pet deposit is required.  All pets will be at Management's discretion and will also depend on the size of the home you are wanting to rent.  Large pets or Aggressive-type breeds are not accepted.

Rent is due on the 1st of the month.  Late fees will accrue after the 3rd.  Ask us about our FLEX-PAY option to prevent Late Fee accrual in those rare instances rent may be late.  Also, when paying rent through Turbo Tenant, the actual debit from your checking account may take up to three days.  Please keep this in mind when paying through Turbo Tenant so as not to accrue any late fees for non-payment. 

As of June 1st, 2023, we will ONLY accept online Rent payments.  We will no longer accept checks or money orders.  We offer two options for paying rent, Turbo Tenant and Zelle.  Every Tenant will have an account on Turbo Tenant and will have  the options of paying rent by credit card (Turbo Tenant will charge a processing fee for using this option - not recommended, but convenient if you so choose) or ACH.   The best and FREE option is ACH.  The Automated Clearing House (ACH) is the primary system that agencies use for electronic funds transfer (EFT). With ACH, funds are electronically deposited in financial institutions, and payments are made online.  We recommend this option on Turbo Tenant because it is FREE and convenient.  Another FREE alternative payment option is Zelle.   The Zelle app is FREE and it’s also FREE to send your payments safely and securely. Zelle is already offered as a FREE service by many banks and credit unions and may already be on your banking app, ready to use. Because of this, many of you are already familiar with Zelle, but those of you that are not; it’s an easy process to set up. Download the app from the app store for iPhone or Google Play Store for Android users. Follow the setup instructions and add Crawford County Estates as a recipient. You will need our email for our account, please use: CrawfordCountyEstates@gmail.com. Once set up, you can send your rent payments and/or FLEX-PAY payments right from your smartphone or computer. Make sure to put your Name and Lot Number in the memo section to make sure your Lot is credited for payment.  You can even set up auto-payments for your rent on both Turbo Tenant and Zelle. We base our decision mainly on the background check, rental history, and income verification.  In most cases, credit score does not usually play a factor in our decision to accept or reject an Applicant. 

Yes, a Security Deposit is required to hold a Mobile Home for a limited time. The Security Deposit is the equivalent to one (1) month’s rent.  Lessee will be required to sign a Lease within two (2) weeks of the Move-In Ready Date set by Lessor.  Contact us for more information.

Yes, we do rent Washer/ Dryer sets for long term and  month-to-month rental options.  Individual Washer or Dryer rental option is also available.  Contact us for more information.

Yes, each Tenant is responsible for mowing their own yard.  For those that would rather have our Maintenance Team handle their Landscaping, we offer a Lot Landscaping Program. Contact us for more information.
